In the early 1990s, ACNJ purchased 35 Halsey Street in Newark and upgraded it to create affordable rental space for non-profits serving children and to meet our growing programmatic needs. That was the only time we have ever asked for capital support. Twenty years later, we need your help again! Now the roof must be replaced!
Despite attempts to repair the roof, it continues to leak, creating dangerous situations and causing significant water damage.
·There are 4 or 5 roofing systems on the building, probably including the original 75-100 year old roof.
·Building codes and a weight load that is a safety concern preclude resurfacing. ·There is no insulation on the roof increasing heating and cooling costs.
Our building serves the community well. Additional Urgent Structural Issues
·A deteriorating brick chimney presents a hazard to people and cars and must be rebuilt. ·Masonry walls of the elevator penthouse are badly damaged. ·Brick parapet walls have deteriorated and are a source of water damage. ·The brick facade on one side is bulging. ·The fire escape ladder from the 4th floor to the roof must be replaced. ·The ladders to access the roof from inside the building need to be replaced.
